Terms of Service & SMS Terms

1. Agreement to Terms

By accessing or using the Sovereign Home Teamwebsite (the "Site"), you agree to be bound by these Terms of Service, including the SMS Terms below, and all applicable laws and regulations. If you do not agree, do not use the Site or submit forms.

The Site is operated by Matthew J Daniell LLC d/b/a Sovereign Home Team, led by Matt Daniell, a licensed real estate agent affiliated with Lokation Real Estate, a licensed real estate brokerage in the State of Florida.

2. Use of the Site

Permission is granted to view materials on the Site for personal, non-commercial use related to your real estate inquiry. You may not:

• Modify or copy materials for commercial resale or public display
• Attempt to reverse engineer software or scrape the Site abusively
• Remove copyright, MLS, brokerage, or proprietary notices
• Use the Site for any unlawful purpose

3. Listings, Valuations & Disclaimers

Property information, price estimates, school ratings, and market content are provided for general informational purposes. Featured or sample listings may not reflect the complete MLS. Full MLS search may be provided through third-party portals (including Lofty). Information is deemed reliable but not guaranteed and should be independently verified. Sovereign Home Team and Lokation Real Estate do not warrant absolute accuracy or completeness of third-party data.

4. Affiliation & Advertising Compliance

Sovereign Home Team is a team of licensed real estate professionals affiliated with Lokation Real Estate. All brokerage operations are conducted in compliance with the Florida Real Estate Commission (FREC), Florida advertising rules, and fair housing laws.

5. SMS Terms (Text Messaging Program)

These SMS Terms apply when you opt in to receive text messages from Matthew J Daniell LLC d/b/a Sovereign Home Team.

5.1 Program description

Matthew J Daniell LLC d/b/a Sovereign Home Team may send text messages related to real estate services in Northeast Florida (Jacksonville, Duval, St. Johns, and Clay Counties) about your inquiry, including messages concerning your real estate inquiry and requested services, including property information, appointment reminders, and transaction updates, market updates, and related real estate services you requested.

5.2 How to Opt In

You may opt in to text messaging by checking one or both SMS consent checkboxes displayed on our website and submitting the form. The service-related checkbox authorizes text messages concerning your real estate inquiry and requested services. The marketing checkbox separately authorizes promotional text messages, including listing alerts, home valuation follow-ups, market updates, and other real estate promotions. Providing a telephone number or submitting the form without checking an SMS consent checkbox does not constitute consent to receive text messages.

5.3 Message frequency, rates & carriers

Message frequency may vary. Message and data rates may apply depending on your mobile carrier plan. Carriers are not liable for delayed or undelivered messages.

5.4 HELP and STOP (opt out)

Reply STOP to any message to cancel SMS from this program. After you send STOP, we will send a confirmation of opt-out and you will no longer receive SMS from the program unless you opt in again. Reply HELP for assistance, or contact us at matt@sovereignhometeam.com or +1 (904) 585-1739.

5.5 Consent not required to purchase

You do not need to consent to receive texts (or calls using automated means) as a condition of buying any property, goods, or services.

5.6 Calls, emails & automated means

When you submit a form that displays our communications disclosure, you agree that Matthew J Daniell LLC d/b/a Sovereign Home Team may call or email you about your inquiry. If you opt in, you also agree that Sovereign Home Team may text you about your inquiry, which may involve automated means, to the extent permitted by law. You may opt out of email marketing via the unsubscribe link in emails and opt out of texts by replying STOP.

5.7 Privacy of mobile information

5.8 Eligibility

You must be the owner or authorized user of the mobile number provided and able to consent to receive messages at that number.

6. Limitation of Liability

To the fullest extent permitted by law, Sovereign Home Team, Matt Daniell, and Lokation Real Estate are not liable for any indirect, incidental, or consequential damages arising from your use of the Site or reliance on content. Real estate transactions involve risk; consult licensed professionals and verify all material facts.

7. Changes

We may update these Terms from time to time. The "Last Updated" date at the top will change when we do. Continued use of the Site after changes constitutes acceptance of the revised Terms.
